What is Canterbury Court?
Canterbury Court is a Continuing Care Retirement Community (CCRC), sponsored by All Saints and St. Luke's Episcopal Churches of Atlanta, Georgia. In 1960, the two churches formed a nonprofit corporation called Canterbury Court, governed by a local volunteer board appointed by the sponsoring churches. The residences at Canterbury Court include 208 independent apartments, 18 Personal Care apartments, 44 nursing beds, and a host of common areas and amenities.

A Continuing Care Retirement Community (CCRC) is an organization established to provide a quality residential environment in which retired people may live as independently and actively as they wish, secure in the knowledge that support and services are available when and as they may be needed. CCRCs provide independent housing in central apartments, common facilities, programs and services for those of retirement age. Most importantly, the residents have immediate availability of health care and social services, which they may use according to their desires and needs.

A resident must be 62 years of age or older. At entry, residents must be in good health and fully capable of functional independence.
Go Back to TopWho determines admittance to Canterbury Court?
Following a meeting with a representative of Canterbury Court, the prospective resident selects an apartment location and floor plan, completes the residency and care agreement and makes the appropriate deposit. Within 30 days, the prospective resident must complete and submit the application for admission. The admissions committee reviews all applications and decides upon acceptance or denial prior to the prospective resident?s taking occupancy at Canterbury Court.

Canterbury Court complements its independent living environment with an on-site, state of the art nursing pavilion with accommodations, services and special amenities for those residents who can no longer remain in an independent setting. The private and semiprivate nursing care accommodations meet and/or exceed the state of Georgia license requirements. Skilled nursing care includes 24-hour supervision and assistance in activities of daily living and health oriented care. The Canterbury Court medical director, a local licensed physician, oversees the operation and performance of the nursing pavilion. The pavilion is staffed with a Director of Nursing, Assistant Director of Nursing, Registered Nurses (RNs), Licensed Practical Nurses (LPNs) and Certified Nursing Assistants (CNAs). All Canterbury Court resident's benefit from the convenience and quality of the on-site services and facilities of the nursing pavilion.

The nursing pavilion provides activities, equipment, and staff for licensed nursing care services as well as other ancillary health care services. These facilities include:
- a dining room
- activity room
- lounge
- therapy areas
- examination room
- outdoor patios
- whirlpool
- nurses' stations
The common areas on each floor in the North and South Tower residential apartment buildings feature laundry rooms and lounge areas for each resident's use. West Tower apartments feature laundry rooms in the individual apartments.

Yes, for certain types of apartments. The Future Residents Program has a separate waiting list for each of the seven different apartment sizes at Canterbury Court:
- studio
- alcove
- one bedroom,
- one bedroom with den
- two bedroom
- two bedroom with den
- three bedroom with den apartments

A deposit of five percent (5%) of the prevailing Traditional Plan Lifetime Lease Fee for the size and type apartment desired is required to join a Waiting List. Go Back to TopWhat types of fees do residents pay for the "continuing care" concept at Canterbury Court?
As with most nonprofit continuing care communities, the residents of Canterbury Court pay a onetime lifetime lease fee in addition to a monthly maintenance fee. These fees vary depending on the type of apartment selected and the number of occupants. Canterbury Court's continuing care concept offers a significant financial advantage over other retirement options.

The lifetime lease fee entitles the resident to the exclusive right to occupy a selected apartment and to use and enjoy the common areas, programs, and amenities of Canterbury Court. The amount of the fee is set when the Residency and Care Agreement (contract between the resident and Canterbury Court) is signed and a 10% deposit is received. The lifetime lease fee also assures the resident access to the nursing pavilion, either on a temporary or permanent basis at a rate far below the cost of nursing care in any comparable facility in the Atlanta area.
There are two (2) lifetime lease fee plans at Canterbury Court -- the "traditional plan" and the "refundable plan".
- The Traditional Plan is non refundable after ninety (90) days.
- The Refundable Plan will refund to the resident a minimum of eighty percent (80%) of the lifetime lease fee when the resident leaves the community and a comparable unit is resold.

Go Back to TopWhat are the required deposit and payment terms for the lifetime lease fee?
Ten percent (10%) of the total lifetime lease fee is required as a deposit to reserve a specific apartment location and floor plan. The deposit "locks in" the lifetime lease fee at the time of the payment, thereby protecting the resident from future price increases. The balance of ninety percent (90%) of the lifetime lease fee is due on or before the date of occupancy.
Go Back to TopDo I get a refund of my initial deposit if I do not take occupancy of the apartment?
Should a resident or spouse of a resident die, become disabled, or have a financial reversal after entering into the residency and care agreement but before taking occupancy, Canterbury Court will refund the entire lifetime lease fee deposit. However, should a resident decide not to enter Canterbury Court for any reason other than death, disability or financial reversal (of you or your spouse) before taking occupancy, Canterbury Court will refund sixty percent (60%) of the initial deposit.

The monthly maintenance fee is subject to change. This fee is based on the actual costs for the services, staffing and other operational expenses. Canterbury Court will maintain its costs at the lowest feasible rate consistent with sound financial practices. Any change in the monthly maintenance fee requires a 60-day written notice to residents. Canterbury Court operates on a nonprofit basis for the sole benefit of its residents.

Yes, residents may choose their own color of carpeting and wall and trim paint colors to reflect their own tastes and preferences.
Go Back to TopMay residents further decorate or make additional changes in the apartment plans?
Certainly! However, any structural or physical change or renovation must first be approved by management and is the financial responsibility of the resident. Custom renovations remain the property of Canterbury Court.
