What is Canterbury Court?
Canterbury Court is a Continuing Care Retirement Community, sponsored by All Saints’ and St. Luke’s Episcopal Churches of Atlanta, Georgia. In 1960, the two churches formed a non-profit corporation called Canterbury Court, governed by a local volunteer Board appointed by the sponsoring churches.

The residences at Canterbury Court include 201 independent apartments, 18 assisted living apartments, 44 nursing beds and a host of common areas and amenities.

What is a “Continuing Care” Retirement Community?
A Continuing Care Retirement Community is an organization established to provide a quality residential environment in which retired people may live as actively as they wish, secure in the knowledge that support and services (including assisted living and skilled care) are available when and if they may be needed.

Continuing Care Retirement Communities provide residential housing in apartments along with common facilities, programs and services for those of retirement age. Most importantly, the residents have immediate availability of health care and social services which they can utilize according to their needs.

What types of fees do residents pay for the “Continuing Care” concept at Canterbury Court?
As with most non-profit Continuing Care Retirement Communities, the residents of Canterbury Court pay a one-time entry fee called a Lifetime Lease Fee along with a Monthly Maintenance Fee. These fees vary depending on the size of apartment selected and the number of occupants. 

Describe the “Lifetime Lease Fee.”
The Lifetime Lease Fee entitles the resident to the exclusive right to occupy a selected apartment and to use and enjoy the common areas, programs and amenities of Canterbury Court. It also assures the resident access to the Nursing Pavilion, either on a temporary or permanent basis, at a rate below the average cost of nursing care in local nursing facilities.

There are two Lifetime Lease Fee plans at Canterbury Court: the “Traditional Plan” and the “Refundable Plan.” The “Traditional Plan” is non-refundable after ninety (90) days. The “Refundable Plan” will refund the resident a minimum of eighty percent (80%) of the Lifetime Lease Fee when the resident leaves the community and a comparable unit is resold. What kind of common areas, amenities and support facilities does Canterbury Court offer?
Canterbury Court has an attractive reception area and lounge, library, chapel, outdoor terraces, card room, sundries store, multiple dining venues, private dining room, multiple meeting rooms, floor lounges, hobby room, woodworking shop, business center, billiard room, home theater and wellness center with an in-house clinic, exercise areas and an indoor heated swimming pool and whirlpool.

The Canterbury Court Nursing Pavilion provides activities, equipment and staff for licensed skilled nursing care services as well as other ancillary health care services. These facilities include a dining room, activity room, lounge, therapy areas, examination room, glass enclosed patio, whirlpool and nurses’ station.

What are the required deposit and payment terms for the Lifetime Lease Fee?
Ten percent (10%) of the total Lifetime Lease Fee is required as a deposit to reserve a specific apartment along with a signed Residency and Care Agreement (the contract between the resident and Canterbury Court). The balance of ninety percent (90%) of the Lifetime Lease Fee is due on/or before the date of occupancy.

Do I get a refund on my deposit should I not take occupancy of the apartment when it is ready?
Should a resident or spouse/partner of a resident die, become disabled or have a financial reversal after entering into the Residency and Care Agreement but before taking occupancy, Canterbury Court will refund the entire Lifetime Lease Fee deposit. However, should a resident decide not to enter Canterbury Court for any reason other than death, disability or financial reversal (of self or spouse/partner) before taking occupancy, Canterbury Court will refund sixty percent (60%) of the initial deposit.

Is the Monthly Maintenance Fee fixed or is it subject to change?
The Monthly Maintenance Fee is subject to change. This fee is based on the actual costs for the services, staffing, operations and mortgage payments. Canterbury Court will maintain its costs at the lowest feasible rate consistent with sound financial practices. Any change in the Monthly Maintenance Fee requires 60-day prior written notice to residents. Canterbury Court operates on a non-profit basis for the sole benefit of its residents.

Is there a selection of apartment interior finishes?
Yes, Canterbury Court offers a variety of choices of carpeting and wall and trim paint colors to reflect residents’ tastes and preferences.

May residents further decorate or make additional changes in the apartment plans?
Certainly! However, any structural or physical change or renovation must first be approved by management and is the financial responsibility of the resident. Custom renovations remain the property of Canterbury Court.

What are the age and health requirements for admission to Canterbury Court?
A resident must be 62 years old or older. At entry, residents must be functionally independent and in good health.

What is the admission process?
Following a meeting with a representative of Canterbury Court, the prospective resident selects an apartment location and floor plan, completes the Residency and Care Agreement and makes a 10% deposit. Within 30 days, the prospective resident must complete and submit an Application for Admission. The Admissions Committee reviews all applications and decides on acceptance or denial prior to occupancy at Canterbury Court.

Describe the accommodations and services in the Skilled Nursing Pavilion.
Canterbury Court complements its residential living environment with a state of the art Nursing Pavilion with accommodations, services and special amenities on-site for those residents who require those services. The private and semi-private nursing care accommodations and staffing meet and/or exceed the State of Georgia licensure requirements. Licensed nursing care includes 24-hour supervision and assistance in activities of daily living and health care. In addition, the Nursing Pavilion has received no nursing deficiencies in the past 18 years.

The Canterbury Court Medical Director, a local licensed physician, oversees the operation and performance of the Nursing Pavilion. The Nursing Pavilion is staffed with a Director and Assistant Director of Nursing, Registered Nurses (RNs), Licensed Practical Nurses (LPNs), Certified Nursing Assistants (CNAs), an Activities Coordinator and Social Services Coordinator.

All Canterbury Court residents benefit from the convenience and quality of the on-site services and facilities of the Nursing Pavilion.

Is there a Waiting List at Canterbury Court?
Yes. There is a separate Waiting List for many of the 29 different apartment floor plans. Apartment styles include: (1) Studios, (2) Alcoves, (3) One Bedrooms, (4) One Bedrooms with Den, (5) Two Bedrooms, (6) Two Bedrooms with Den, and (7) Three Bedrooms with Den. A deposit of five percent (5%) of the prevailing Traditional Plan Lifetime Lease Fee for the size and type of apartment desired is required to join the Waiting List Program.
